Property developer faces US$22k Marondera stand fraud allegations

A property development company appeared in court facing fraud allegations after a Marondera residential stand allegedly changed ownership under disputed circumstances, prejudicing the buyer of more than US$22 000.

Highrange Resources Property Developers, represented by Adam Juru (50), appeared at the Harare Magistrates’ Court facing fraud charges.

The complainant is Edwin Karuwo (56), of Mainway Meadows, Waterfalls, Harare, who is employed by Delta Beverages.

The accused company, based in Glen Forest Valley, Harare, is a duly registered land development firm.

The court heard that in October 2021, Simbarashe Mukoko, a land surveyor engaged by Marondera Municipality to survey residential stands, was compensated by the municipality with residential stands.

In November 2021, Karuwo received information that Mukoko was selling one of the stands and approached him. He subsequently purchased Stand 7753, measuring 1 850 square metres, paying a total of US$19 000.

After receiving full payment, Mukoko introduced Karuwo to Highrange Resources Property Developers, represented by Juru.

In February 2025, the complainant paid session fees to the developer and opened a file under Marondera Town Planning and Housing to regularise ownership.

However, in October 2025, Karuwo visited the stand and allegedly discovered discrepancies with the pegs and noted new developments taking place on the same property.

He approached Marondera Municipality for clarification and was referred back to the developer. The surveyor also indicated that the developer should account for the situation, stating that he had formally handed over the complainant to Highrange Resources.

The alleged prejudice amounts to US$22 525, and no recoveries have been made to date.
