TSL Pushes 73-Hectare Harare South Development

 

 

TSL Properties has approved a large-scale mixed-use land development in Harare South, positioning itself to capitalise on Zimbabwe’s widening urban housing deficit amid rising demand for serviced residential stands.

The company said its board has sanctioned “a 73-hectare mixed land-use development on land in Harare South that the Group owns,” placing the project among the larger private housing schemes currently in the pipeline.

According to TSL, the development will deliver “1,900 residential stands together with commercial stands and other community amenities,” at a time when official data show urban housing shortages running into hundreds of thousands of units nationwide.

The group indicated that regulatory processes are advancing, noting that “regulatory approvals are progressing well and are expected to be received in the next few months,” suggesting construction timelines will hinge on municipal and central government clearances.

Market engagement has already begun, with the company confirming that “discussions are underway with potential bulk off-takers of the stands – expected in H1 2026,” a strategy that could accelerate cash inflows and reduce sales risk.

TSL projects a medium-term delivery horizon, stating that the “project is expected to be completed within the next 36 months,” placing full rollout between 2028 and 2029, subject to infrastructure rollout and regulatory approvals.
